Everything You Need to Check Before Your Home Inspection

A bad home inspection can kill a real estate deal in 24 hours. 🛑
Most buyers aren’t contractors—when they see a “defect” on an inspection report, they overestimate the repair cost and ask for massive credits. In this video, I’m giving you the Revised Home Inspection Checklist that every seller needs to follow before going on the market. Fixing these small items yourself can save you thousands in negotiations.
What We Are Checking Today:
– The Safety Essentials: Smoke detectors, water heater strapping, and garage sensors.
– Electrical & Plumbing: Why GFI switches and $2 cover plates matter.
– The “Deal Killers”: HVAC servicing, roof inspections, and sewer lines.
– Exterior Maintenance: Termite reports, tree trimming, and fence lining.
– The “Clutter” Factor: Why a messy garage leads to a bad report.

  2. I recommend having a radon mitigation system

    Install
We had one installed 18 years ago for $1000

It has a 24 hour running fan in a PVC pipe that draws the radon out and into the air way above the house where it becomes harmless.

  3. According to experts in the building in the street, every area produces Radon. I highly recommend that every house should have a radon mitigation system because even if it does not show evidence of above level Radon you should at least monitor it regularly because Radon can increase over years so rather than continuously having a tested you having a constant radon mitigation system giving you live in real time results
